Roof coatings
A roof coating can be a useful restoration option when the existing roof can support it. The membrane or metal beneath must be compatible, adequately prepared and serviceable after required repairs.
A coating does not remove trapped water or restore an unsound deck. Wet areas need to be located and addressed first. Their extent, the substrate and the coating system determine whether restoration is practical.
Silicone and acrylic products have different substrate, drainage and weather requirements. The selected product’s instructions matter more than a blanket promise about the chemistry.

The product, preparation, applied thickness, exposure and maintenance determine performance. Compare the actual system’s coverage and inspection requirements rather than using a general number of added years.
It can reduce removal and replacement work on a roof that qualifies. Needed repairs and preparation still count. Compare complete scopes; a cheap coating that leaves wet or damaged material in place does not solve the underlying problem.
Check the substrate, adhesion, drainage and the product’s published ponding-water and application requirements. The choice also depends on preparation and future maintenance, so chemistry alone does not settle it.
