TPO roofing

The seams are the system.

TPO is a thermoplastic roof membrane with heat-welded seams. That makes weld quality central to the work, along with attachment, flashings and the support beneath the sheet.

A white surface can reflect sunlight, but the membrane is only one part of the roof’s thermal performance. Thickness, cover board, insulation and attachment must be specified as an assembly.

A compatible repair can address a local puncture or failed detail when the surrounding membrane remains serviceable. Weathered material may need preparation and testing before welding.

The estimate should identify the product, thickness, attachment and preparation required.

What goes into a TPO roof in North Richland Hills

New installations, and everything that goes wrong on an existing membrane.

New TPO installation

Over a new deck, or as a full tear-off replacement of a failed system.

Seam and lap re-welding

Assess the weld and membrane condition, then prepare and repair it using a compatible manufacturer-approved method.

Puncture and tear repair

Patched and welded in place, which is one of TPO's real advantages.

Flashing and curb detail

HVAC curbs, pipe boots and parapet terminations, the usual leak sources.

Drain and scupper work

Re-flashing drains and clearing the paths water is meant to take.

Hail and storm assessment

Locating impact damage on the membrane and the insulation beneath it.

Insulation replacement

Wet board removed and replaced, priced by the area actually found saturated.

Maintenance inspection

A periodic walk that catches a seam before it becomes a ceiling stain.

How TPO work runs.

Testing and preparation depend on the existing membrane and the proposed work.

One

Inspect and test

Inspect the membrane and details, then agree any seam testing or moisture investigation needed to define the scope.

Two

Estimate in writing

Membrane thickness, attachment method, repair area and unit rates, itemized so quotes can be compared.

Three

Install or repair

Use the specified preparation and welding method, with seam checks and a weather protection plan appropriate to the work.

Four

Test and document

Complete the checks and closeout records included in the agreement, together with any applicable manufacturer requirements.

TPO questions

TPO installation and repair questions

The specification, and what goes wrong.

How long does a TPO roof last?

Service life depends on the product and assembly, installation, exposure and maintenance. A manufacturer warranty term is not a fixed replacement date. Compare the proposed specification and upkeep requirements.

What is the difference between TPO and EPDM?

TPO is thermoplastic and its seams are heat-welded, and it is usually white and reflective. EPDM is rubber, its seams are adhered with tape or adhesive, and it is usually black. Both are proven low-slope systems, and the choice tends to come down to the building, the heat load and what is already up there.

Can TPO be installed over the existing roof?

A recover needs an eligible, sound assembly and compliance with local and manufacturer requirements. Wet or damaged areas cannot simply be sealed in. The condition and extent of needed removal should be established first.

My TPO roof is leaking. Does the whole thing need replacing?

A local seam or penetration problem may be repairable. If the membrane or underlying assembly is deteriorated across a wider area, replacement may become the better scope. The leak location alone does not decide it.

What thickness should I specify?

Choose a complete assembly for exposure, traffic, attachment and any desired coverage program. Thickness matters, but it does not by itself determine the warranty or guarantee service life. The exact product should appear in the proposal.
